CHICAGO, June 12, 2018 – Bridge Development Partners, in partnership with Banner Oak Capital Partners, and Cushman & Wakefield announced today that the developer has begun construction on Bridge Point Downers Grove, a speculative distribution development at the intersection of Interstates 88 and 355 that will include three buildings totaling 678,858 square feet.
Cushman & Wakefield Executive Managing Director Jason West, SIOR: Executive Directors David Friedland and Sean Henrick, SIOR, CCIM; Managing Director Michael Magliano; and Director Doug Pilcher will represent locally based developer Bridge in leasing the property.
The site was formerly slated for mixed-use development before Bridge acquired it in December 2017. It offers direct access to I-88 (nearly 160,000 daily traffic count) and I-355 (nearly 100,000 daily traffic count) via Butterfield Road, Finley Road and Ogden Avenue, and is strategically located to serve more than 75% of the U.S. within a two-day delivery drive. Additionally, Bridge Point Downers Grove has more than 1.4 million qualified employees within a 30-minute drive as well as access to Oak Brook’s and Downers Grove’s retail, hospitality and dining amenity base. Bridge plans to deliver the new development in the fourth quarter.

Bridge Point Downers Grove Building 1 is located at 3600 Lacey Road and totals 174,576 square feet, divisible by 25,000 square feet. It has 33 docks, four drive-in doors, nine trailer positions, 211 parking spaces and 32-foot clear heights.
Building 2, located at 3700 Lacy Road, offers 212,937 square feet, divisible by 40,000 square feet, as well as 33 docks, four drive-in doors, 223 car spaces and 32-foot clear heights.
Located at 3800 Finley Road, Building 3 offers 291,345 square feet, divisible to 55,000 square feet; 40 docks; two drive-in doors; 240 parking spaces; 15 trailer positions; and 36-foot clear heights.
